Lincoln-based contractor Stirlin has secured a new contract with TCF Group to refurbish a site in Lincoln, transforming it into the company’s new head office and production facility.

TCF Group is a collective of industry-leading businesses spanning the vaping, manufacturing, retail and property industries.

The new site has been carefully selected to support the group’s operational efficiency and long-term scalability, offering increased floor space, modernised facilities and an improved layout designed to enhance collaboration across both leadership and operational teams.

Stirlin will fit out a new production facility alongside high-quality office accommodation to support TCF’s continued growth. HWD Architecture (formerly Heronswood Design) has been appointed as architect on the project.

Stirlin was selected to deliver the project following previous engagement with TCF Group, having initially been appointed on a proposed extension to its existing facility. Once the decision had been made to relocate to the former Krystals premises on Pyke Road, Stirlin’s proven fit-out expertise, flexible approach and ability to work closely with the client made them the ideal partner to deliver the new scheme on a fast-track basis.

The project will be delivered over a 12-week programme, with an immediate focus on the completion of laboratory and welfare areas to facilitate the client’s relocation from its existing premises.

Howard Griffith, Head of Construction for Stirlin, commented:

“We are delighted to be working with TCF Group on this exciting project. This new facility represents a major step forward for the business and we’re proud to be delivering a space that will support their continued growth.

“Our team is focused on delivering a high-quality fit-out within a fast-track programme, working closely with TCF to ensure the facility meets their operational needs both now and in the future.”

Liam Chapman, CEO of TCF Group, said:

“This investment is a reflection of the growth we’ve achieved as a business over the past two years. When we moved into our current facility, we believed it would support us for the long term, but the pace of our expansion has significantly exceeded expectations, and we’ve quickly outgrown the space.

“The new premises give us the capacity we need, not just for today but for the next phase of our journey. As the industry continues to evolve, so do the operational requirements around it. This facility allows us to scale production, increase storage and introduce dedicated areas such as a bonded warehouse, ensuring we remain agile, compliant and commercially effective.

“Choosing Stirlin was a natural decision. We place real value on working with local partners who understand the area and share our standards. Stirlin’s reputation for quality and delivery gave us full confidence that they were the right partner to bring this project to life.”

Gareth Johnson, Director of HWD Architecture, said:

“We are very pleased to continue our established relationship with Liam, Steve and the TCF Group as we embark on another exciting project with them. It is humbling when significant organisations such as TCF Group are returning clients who put their full confidence in us as a practice.

“It is another opportunity for HWD Architecture to demonstrate our fantastic long-standing working relationship with Stirlin, with whom we share an unquestioned track record for delivery.

“As is often the case, there are significant programme, budget and site constraints, but I have no doubt that, collaboratively, we will successfully deliver the scheme on behalf of our client.”

The project further strengthens Stirlin’s portfolio of commercial refurbishment and fit-out works across the region, reinforcing its reputation as a trusted contractor capable of delivering high-quality projects to demanding timescales.
